First the pros:
The house is big, bright and located in a beautiful area of Pagosa Springs...close to town but in a secluded and quiet "neighborhood". The hot tub was fantastic and the decks overlooking the surrounding area are relaxing and comfortable. Some elements of the house are luxurious...heater fans in bathrooms, upgraded master bathroom, leather living room furniture, nice pool table, ceiling fans and fireplaces. However, there are also some cons:
The house was a bit dirty and lacked some basic maintenance. I had to wipe out drawers in the bathrooms and bedrooms to get rid of dust and hair. Several of the window screens were ripped. The pool cue tips were broken. A light switch in the master bath was broken. The house had no laundry detergent. The rugs in the two main level bedrooms were stained and dirty. (I should mention Vacasa, the rental agency, was very responsive in replacing the pool cue tips and was a pleasure to deal with.) The fourth bedroom is located in a very odd spot...you have to walk into the garage and then go down a set of stairs to a basement level room. This was not evident in the advertising of the house. The laundry room is located out through the garage. We also encountered a problem when we went to use the pool through the homeowner's association...since the owner of the house had not paid their homeowner's dues, we were told we would not be able to use the pool. After an awkward wait in the rec. center lobby while the rec. center director tried to work out the situation with Vacasa, we were finally charge a fee and able to enter the pool. Although the situation ended ok, it was an awkward situation, one that should have never happened.

Overall, we would definitely return to Pagosa Springs and we would stay in the general area again, but we would probably rent a different house.

For a large family group/ gathering.
Five stories… Spread out well for many people from young to old. Would not be good for somebody with mobility issues Hot tub, basketball game, large TV on the top story, pool table… All a big hit with younger. Could use one more comfortable bed or a more comfortable futon in the library (could feel support bars in your back). King beds VERY comfy. And another huge eating area, maybe outside on the deck, would be helpful for a large family/group (in the summer of course). Close enough to grocery, but remote enough for rest. Awesome backpacking adventures were made for part of stay. We will choose this place again! Thk u! 🙂😄
