We loved the home. It was easy to get to. With
lots of space. We did encounter a pretty big issue while there that did hinder some of our time but Vacasa made it right and for that we will definitely be booking with Vacasa again.

This Cabin is lovely. It is a three-story cabin with stunning views from each floor (all of which have balconies). The open floor-plan and abundance of windows allow for enjoyment of the views from virtually all rooms.
The cabin also is within an easy drive to Pigeon Forge, Dollywood and the other nearby attractions.
Please consider that this is a rental property and so if you intend to cook, you will need to bring your own spices, including salt and pepper. Also, you will need a can opener as the electric one on-site did not function well. Lastly, the property has a drip-coffee maker so if you love your Kurige, you will need to bring one. Otherwise, the property is well stocked and provides an abundance of towels and sheets.

This cabin has a great view and layout. Lots of fun amenities but it needs to be updated. It needs a really good deep cleaning inside and out.

Absolutely loved our home away from home in the Smokies. The view was absolutely breathtaking. My favorite was the evening view from the hot tub on the third floor deck. Simply unreal! The home was extremely nice. Really loved the bonus loft in the third story with two extra mattresses. This was a very nice surprise and we enjoyed it a lot! We made lots of great memories here and appreciate the accommodations and affordable rates very much. I hope we can stay again!

We choose this house because of the views and layout it offered and it was perfect for us. We had 9 people between our 2 families. We all felt we had our space and loved what the cabin had to offer!
We did have a few issues but we contacted Vacasa and they were taken care of in a timely manner, which we were pleased with.
We would definitely recommend to book through Vacasa and this cabin was great!

We just spent a week in Black Bear Overlook. This cabin has a gorgeous view and is easy to get to. It has three levels and plenty of space. That's pretty much where the good things end. The furniture is old and needs to be replaced. There were holes in the sofa and on the sofa pillow like something burned them. The dining table has lots of scratches and shows its age, but had room for 6, which was nice. There is little lighting in the dining area and the track fixture on the wall was missing a lightbulb. The main floor bedroom AC simply does not work. It got to 79-80 degrees every day, even with running the fan. It was VERY uncomfortable to sleep and got hotter in there right after a shower. We called about the AC twice. They came once and added freon. It didn't solve the problem. We were hot all week. The AC on the loft level and the lower level worked fine but it wasn't sufficient to cool the main floor and bedroom. The mattress on the main floor king bed is old and should be changed. They added a foam padding on top to try to make it more comfortable. When I removed the sheets to wash them, it was kind of gross to see this piece of foam on top of the old mattress. The bedding on all beds is old and worn. Sheets are stained and they do not come out even after washing. The quilt on the main floor king bed even has a hole in it. The toilet in the main floor bathroom is for a child - rounded and very small - and you have to hold down the handle to get a complete flush. The shower enclosure is old and rickety and comes off the track easily, plus the track is dirty so you feel gross touching it. There was a lightbulb missing from the vanity light and a great deal of dust in the door jam and the grooves of the wood siding. I really don't know what kind of "extra cleaning" is being done as their web-site says, because this cabin is in need of a serious deep cleaning. On the main floor deck, there were pieces of wood and rocks appearing to hold up the bottom railing due to rot on two of the beams. It did not feel unstable at all, but we stayed away from it, just in case. There was a picnic table outside, which was very nice to sit at and enjoy the view. The kitchen has very limited pots that are dirty and old (we bought out own), but it did have plenty of silverware, utensils, glassware, and plates. The washer and dryer is a small stackable set (cheap), even though there is room in the closet for a full size stackable set. They were fixing the septic system four of the six days we were there so sitting outside on the deck was not pleasant due to the smell of feces and construction noise. There was a huge pile of rubble, dirt, and debris right by the front door, but at least it was easy to know which cabin was ours - the one with the pile of dirt and mini excavator outside. Between the smell and the noise, it was not the relaxing vacation we had planned, or paid for. All the toilets gurgled just out of the blue (maybe from the septic work?). The controls on the hot tub were worn and you couldn't read them but a vendor came to replace them while we were there. On our last night there, (we left a full day early), there was a strong rainstorm and water came in through the loft windows, so it was "raining" on that floor and on the main floor as well since the water went down to the main level. We didn't bother reporting this since we knew we were leaving in the morning but I do have videos if the management company wants it. In the lower level, the pool table is worn and old, so is the foosball table, but they worked and we used them. The bedding on the queen bunk, like the bedding in the loft bed and main floor bed, is old and worn. The theatre in the lower level is nice and we did enjoy watching movies. The loft bedroom was nice too, although again, the bedding is old and worn. This was probably a gorgeous cabin when it was first built but it looks like the owners have it for investment only and have not updated it for years. Oh, and the sofa in the main floor, which is the only sofa in the cabin, has no support so you sink when sitting on it. And, the sofa material felt damp when we arrived, so it was kind of gross to sit on it. We laid out blankets and sat on them instead. The management company personnel was nice and tried to assist us and even gave us a 20% credit after I said I really felt they owed us a refund. I really think it should have been a lot more but the lady said this is all they could do. This was not a cheap vacation and it could have been great were it not for these things. Obviously the septic work will not happen every week, but it did while we were there, unfortunately. I wanted to post this for anyone planning to stay there, in case these things matter to you. They do to us, especially when paying almost $400 per night, all in!!! We have stayed in many cabins in the smoky mountains over the past 10 years and this one ranks as one of the worst as far as condition, considering the prices they are charging.

This cabin worked well for two adults and four teens, but is in some desperate need of TLC. On the positive note, the location was great, close to the main strip, and it was easy to get too. Only one real steep road. The teens loved the hot tub, pool table, arcade game and theater seats. The foosball table needs some repairs (missing pieces) but still works.
I tried several times to call the number on the sign on the window but got no answer or machine, just on hold forever. To start, while the kitchen and baths appeared clean, the floors had spots that were missed. There was a red, sticky punch on the floor in the movie theater area, and a dirty punch stained towel beneath extra blankets in a cabinet. There were also dirty plates put away in the kitchen cabinet. We had to rewash most of the plates/bowls. The dishwasher was not that great and you had to really clean the plates before putting in. The kitchen could use some new pans and a medium sized pot. Plus it would have been nice to have some serving bowls and a few food storage containers. The can opener was terrible! They provided only one hand towel for the kitchen and no dish soap. They did provide dishwasher and washing machine tablets which was nice. The pillows on all the beds need replaced and more blankets would of been nice. The couches were very old and stained, and had poor support. They could stand to be upgraded. We could not get the fireplace to light and there were no specific directions to help. My husband noticed some loose spindles on the decks that should be secured. The theater room was great for moving watching, but there were 3 dvd players and we struggled to find remotes for them or to get just one to work consistently. There were lots of extra remotes around the house that need to just get thrown away!
Overall, if management would spend some time upgrading a few things and just provide a little extra TLC to this place, it would be perfect!
