This no-frills condo has a casual and relaxed atmosphere, filled with everything you'll need to make your trip to the mountains more than enjoyable.

Settle into the futon in the living room for a quiet night in watching movies on the flatscreen TV, which has cable and a DVD player attached. Light the wood fireplace and grab a novel to dive into on a cold day. There's even WiFi provided, so it's easy to look up restaurant reviews or weather reports.

Save time and money by whipping up your own meals using the bright kitchen's major stainless steel appliances, microwave, coffeemaker, and toaster. Coming home after a long day playing on the mountain to a fresh meal makes for the perfect ending to an already dreamy day.

Eat together at the dining table for four before pulling out provided board games for a night of laughter. Two more stools are at the kitchen bar so you can have a quick meal or snack before scampering out for more fun.

A full bathroom with a tub/shower combo is on the first floor, next to the sleeping nook with a twin bunk bed. Upstairs, a queen-size bed is featured in the loft, along with a closet and attached full bathroom, great for a couple. Add in the living room futon, and there's room for all six guests (four adults, maximum) to rest well.

The free bus route is only steps out your front door, making trips to the lifts at Brian Head Resort and Giant Steps for fun-filled days skiing and snowboarding. Let the kids play on the tube run at Brian Head, or take a family snowshoeing adventure while pulling the little ones in a sled.

Brian Head is not only the perfect winter getaway, but escaping the summer heat up in the mountains is a sure way to please the entire family. Spend sunny days along the trails hiking and biking. The property suited our needs. It's obviously an older building and there are a few things that have been updated. I was pleasantly surprised with the size of the loft. The water heater had been turned off but I had a response to my text within 5 minutes to help us troubleshoot why there was no hot water. On that note, the upstairs shower/tub's hot/cold are backwards (not a problem just useful information).
It is mentioned in multiple places but don't forget to think about the fact that it's on the third floor. So, if you're planning on bringing a cooler full of food then make sure you're ok to haul it up the stairs (and it's a really high elevation).
One other thing to keep in mind is that all sleeping areas are basically in one space. So, if you have a baby who wakes up during the night then everyone is likely to hear her (unless you have some deep sleepers).
My kids loved the blocks and other toys keep on the property. I didn't have time to read but there are lots of books upstairs. There also lots of movies, games, and a challenging puzzle. 'The hand soap was really nice.
Very easy to check-in/out. I appreciated the help available through texting.
Manager response:
Thank you for your review, Dallyn. We are glad that you enjoyed this home and apologize for the issues you experienced during your stay. We will work with our local team to ensure these items are corrected for future guests. We hope to host you again in the near future!

We had a pleasant stay at Timberbrook, but the real reason was the maintenance guy Roger. This guy lives on property and he is a master at sorting problems out. I first saw him working on some tenant's truck that wouldn't start and he got it started, then I saw him at the club house and he would have an answer to any of our problems. We needed quarters for washing machine, he had them, we couldn't start the sauna, he was there to fix it, washing machine stalled, he opened it, reset it, got it working again, some dudes brought dirt from outside into the pool area, Roger cleaned the whole floor up. I am kinda surprised that he is the only one there, because he is doing work of several people, if it wasn't for him, we definitely wouldn't have a good time. Overall cozy, comfortable place, a little dated, so things go in and out of sorts here and there, so we were glad Roger was there.

Good for the price! Great location! Fully equipped kitchen, however not very functional bathrooms.
Manager response:
Hello Georgi, Thank you for taking the time to leave a review. We apologize that the bathrooms were not very functional. We do encourage our guests to take the virtual tour we have on our website so they know exactly how the house is setup and are not disappointed. We apologize for any inconvenience and we do hope you will give us another chance to host you in the future.

The rental process through Vacasa (used VRBO site) was pretty easy and hassle-free. Received all communication and rental details via email. Timberbrook was a simple and fun property with an indoor pool/hot tub, pool table, ping-pong table, fooseball table, volleyball court, horseshoe pits, and bbq/grill - and we used all of them! It’s an older property with thin walls and creaky floors, and when the whole town lost power there were no emergency/flood lights at night so hallways and units were pitch dark. So many activities in and around Brianhead! All-in-all, a good place to stay!

This perfect for our family of 4. Loved the loft, 2 bathrooms, kitchen and living space. Location was very convenient to ski resort. It was nice to be able to park downstairs in the garage and stay out of the snow. Bathrooms were well stocked with towels, soap, and shampoo.

I loved that it was completely stocked with everything in the kitchen and throughout the house with blankets. Place was an epic place to crash after skiing that amazing pow all day. Rastafari

We love visiting Brian Head! We liked staying in this condo because of the extra room. The view is amazing from the living room! We also like staying here because it is quiet and less crowded than other places.

Beautiful area but very disappointed in our accomodations. Multiple issues that made our stay unpleasant. Unable to open back door and no screen on window to cool the condo and let in outside air. Noisy pipes when hot water used. TV wasn't well secured and fell put of wall. Futon couch very uncomfortable. Vacasa staff was wonderful and sent a maintenance man but he wasn't able to fix everything. Vacasa went out of their way to try and fix the issues.
Manager response:
We apologize for these issues. The TV was not secured properly, but we have fixed this and also replaced the screen on the window. Thank you!

This is a small apartment very close to the slopes. 4 sleep comfortably. The place had not been vacuumed when we stayed so we found a vacuum upstairs to use. It is very quiet in that you hear no outside noise. It rained at night and I heard nothing. The wi-fi is difficult to connect to. If you want a fancy place, this is not it. We were looking for cost-effeciency so we could spend our $$ on activities. Cute little town, but make sure to buy groceries in Cedar City at the Walmart before coming up to Brian Head!
Manager response:
We apologize if housekeeping missed vacuuming. We have reminded our staff of the importance of this step and put extra checks in place to ensure it does not get missed in the future. We have also updated our WiFi instructions to indicate it can be spotty at times. Thanks!

Updated and cozy

Great place, clean, conveniently located & the staff is very responsive to any needs or requests. The only draw back is the lack of an elevator, so be ready to have to carry all your belongs up a flight of stairs.

Cabin was cozy and clean! Will be back for sure!

First off the Brian Head area is just beautiful. This property is an unbelievable value and is a 30 second drive from the Navajo lodge and 1m drive from the Giant Steps lodge. Extremely comfortable for 4 and doable for 6. Kitchen is well stocked, internet and TV channels are awesome, 2 bathrooms is a plus. Upstairs bedroom is open to be low so noise can be an issue. You won't find a better dal for this price.

You can walk to Apple Annie's Country Market (which amazingly enough sells bottled liquor!), Navajo Ski Lodge, Cedar Breaks Lodge for drinks and dinner, and snowmobiling at Thunder Mountain sports.
Fayven L. Jan 2016
Great location, right next to Navajo Lodge and Apple Annie's (market). Only issue was with hot water - only enough for 1 person to shower every 30 minutes.
Richard L. Jan 2016
Great place great location ! Has a fully stocked kitchen , fire place and clean. Great place for a couples weekend or a family trip AAA+++
Carrie C. Dec 2015
I will definitely stay at this property again, for the convenience, price, location, it was amazing.
