Enjoy the family vacation of your dreams at this three-bedroom North Windham cottage, a lakefront cabin on the shores of Sebago Lake Basin with a private dock, a screened-in porch with stunning sunset views, and a wonderful location near the heart of town.

Perched at the water's edge and surrounded by mature trees, this classic Maine cottage is located on the eastern banks of Sebago Lake Basin. The property, which includes deeded rights to the lakeshore, sits just one mile from Hannaford Supermarket, Walmart, and other shops and entertainment in North Windham, and only 17 miles northwest of downtown Portland.

Partially renovated and beautifully updated in 2012, the interior living space features hardwood floors, lovely exposed wall and ceiling beams, and a gas-powered fireplace with a stone hearth. Leave your beach bags by the door as you curl up on the futon to read a novel or use the WiFi to post a few vacation snaps.

Begin each morning by cooking a family breakfast of eggs and pancakes in the full kitchen, where you'll find every appliance to fit your culinary needs. Throw some local blueberries in the blender, sit down to eat at the dining table for six, and enjoy the company of your loved ones as you plan the day's activities.

Head outside to find the tranquil shores of Sebago Lake Basin just a few feet away, and spend the day swimming, lounging in one of the four provided beach chairs, or launching kayaks from the private dock. When you've had your fill of boating and fishing, you can retreat to the screened porch for a spectacular sunset view over the lake.

With three bedrooms and one full bathroom, Lady Pepperell will accommodate a total of six guests. You'll find a queen-size bed in the master bedroom, a full-size bed in the second bedroom, and two twin beds in the third bedroom. Each bed is outfitted with a plush memory foam mattress, and the futon in the living room provides additional sleeping space. Extra amenities include partial air conditioning in the living space and a stall shower in the bathroom.

The only redeeming quality of this house was the location. Some of the neighbors are extremely unpleasant. Make sure you DO NOT use the concrete pier, even to walk out to your boat when launching. I made the mistake of making a few casts at night from that pier and was contacted a few minutes later by the property manager, stating that a neighbor took a picture of me and I need to leave or I will be fined.

The house itself was dirty upon arrival. The floors clearly had not been cleaned. We even found a cell phone under a bed, which probably would have been seen had someone actually cleaned the place. The fitment of some of the doors is off, and they can get stuck at times. There was also an ant problem in the dining area/back porch.

Sophia, the property manager was very nice and helpful, but unfortunately the house itself was not up to par with the numerous others I’ve rented in the area. If you can book well in advance, there are numerous better options.

We are very sorry to hear about the experience this guest had while staying in the rental. We have made the recommendations to the homeowner to fix the fitment of the doors. The ant problem has also been addressed, and there are no more in the home. Concerning the housekeeping issues, we would like to apologize as this is not how we would like guests to find our homes. We take pride in serving our guests and want to make sure they have the best experience each stay. This cabin couldn’t be in a better location. Right on a crystal clear shallow lake (great for swimming), grocery shopping and basic dining within a five minute (maybe less) drive, and a short drive to some of Maine’s more well known destinations like Freeport and the wildlife park. However, the cabin itself is spartan in terms of relaxation amenities. The shower is not great for people over 6 feet tall, the furniture is basic at best (the main couch is a futon, and the beds are small queen beds) and the listing of a fireplace is misleading. Your not actually allowed to use it for some reason. I would stay here again only for the location, not at all for the cabin itself. If you are the type who likes to relax in a cabin you’d have a hard time here (or if your weather is bad and your forced to stay in). But if your the type who wants a great location to make your base and enjoy the surroundings and lake this place is great. My review is mixed I know, but I’ve stayed in fantastic cabins in Maine that had it all (location and comfort) for less cost so im biased.

Nice, clean, tasteful cottage, just the right size for a small family. We loved everything about it, especially the screened-in porch and the view. It's also a perfect location for kayaking/kayak fishing or paddle boarding, easy access to Sebago and Frye Island but in a nice protected basin.
We hope to make this an annual visit - our new favorite cottage!
