Short-term rental real estate in Maui is similarly complex. Short-term rental permits of single-family homes do not transfer ownership, and new homeowners must wait five years before applying for a new permit. The kind of property you buy can also affect your short-term rental permit eligibility. Homes in Maui are either fee simple (land and unit ownership) or leasehold (unit ownership, but not land ownership). Where you live matters, too: if you are not a resident of Hawaii, you're required to pay a 7.25 percent Hawaii Real Property Tax, while foreign investors must pay a 15 percent Foreign Investment in Real Property Tax. If you neither live in Hawaii nor are an American citizen, you’ll have to pay both taxes on the purchase price of your home.
