Pros:
Location! Green mountain Falls is a lovely little town with great amenities.
The Pantry, Tye Dye Java, the Painted Bear etc all great!
Home is 10-15 minutes from gas and groceries.
Lots of hiking trails surrounding the property.
Only 30 minutes from most local attractions such as Garden of the Gods, Pikes Peak, Florissant Fossil Beds, Eleven Mile Gorge
Basic items such as plates, utinsels, cups, etc including. No pans for baking.
The main floor bedroom was a trundle bed, which we discovered upon our departure, would have been nice to know earlier.

Cons:
Google maps does not take you to the location, once you are on Iona, just stay on it around the switchbacks.
No a/c. And only 1 fan in the 3 story property, it was in the 90s while we were there. We ended up buying an additional fan to get air moving through the house as it was 90+ inside. A/c units had been recently removed (they were scattered around the back of the property)
No grill, so to cook, when it was already 90-100, you had to heat up the house even more.
When the hot water is being used, it affects the electricity, mostly likely the power needs upgrading. It also meant you could be in the shower, and the power would go out in the bathroom you were using.
Tv is not a Smart TV. We spent 2 days with the local property manager trying to get ahold of the owner to figure it out. You have to sign into the Xbox. You must sign into your personal items to use after downloading the app to the Xbox. We also had to buy a new cord for the Xbox so that it could be used.
No safety railings on spiral staircases for kids.
All the door screening was torn up upon our arrival. I have a blind dog, and while she is young and adjusts quickly, it was painful to have doors “open” and no railings when there was nothing to stop a 10-15 foot drop.
Many windows (including the 3rd story) missing screens on windows at all.
No trash receptical to put out for trash, and trash day was Wednesday or Thursday.
The cleaning company had left a load full of dirty towels in the washer. I went ahead and did those so we weren’t stepping over dirty towels during our stay.
The deck is questionable in a couple of spots, and unless maintained properly, will likely need to be fully replaced in the next year or so.

Overall my family had fun and we worked through the obstacles. We live on a farm and are not strangers to making things work. For the price, and as many issues that we had, I would not book the property again, and question if my family will utilize vacasa again in the future. Many of these factors are a fault of the owner and not Vacasa. We did enjoy our time in Colorado out in nature. But for the property to be worth the costs, it just needs about $100-$500 in fixes to solve a LOT of issues. It appeared it was recently bought and likely slapped together as a rental for quick cash, and not an ideal experience.
