Parking Notes: Covered parking under house for two vehicles with height restrictions of approx 8 feet. Ample driveway space with parking on the left side of the home for a boat or RV, no restrictions, passes or codes required.

Water Access: For beach access, walk down Triton street, cross highway 98, and follow the foot path to the beach, 3 minute walk. No passes or codes required. Only St Joe Beach is pet friendly, Mexico beach is not (head East). All pets must remain on a leash, and waste disposed of if an outside trash receptacle. Bonfires are also allowed on St Joe Beach and must be 100 yards away from any structures and dunes. Once complete, wood must be removed from the beach or buried.

Plenty of space!!! We had 3 families staying under this one roof and all had our own space. The kitchen and dining rooms were wonderful. The yard was perfect for the kids to go play with us not having to worry about them because of the fenced in yard. The property manager, Patrick, was super attention be to any needs we had and very quick to fix anything we needed done. If I had to say anything negative it would be that there were some wasp nests around the porch which we knocked down most of them, the pullout couches were actually pull out ottomans so only one could sleep on them, and the outside trash cans were full when we arrived but Patrick had his crew take care of it the very next day. Overall, the positives vastly outweighed the minute negatives. The house is just a short walk to the non-crowded beach. The area is as quiet as a mouse. The outdoor shower was a hit with the kids coming back from the beach. We would definitely recommend staying here to anyone looking to go on a vacation with a big group whether that be a big family or a group of friends.

This was the perfect house for our family. 7 adults 3 toddlers. Loved all having their own bathroom. Great screened in porch. But the kitchen was open to the living room in such an awesome way providing lots of space and great family dinners. Close to the beach. The perfect house for a great vacation. We will go back!!

My family loved the house! The neighborhood is very quiet and the house is within walking distance to the beach. Port St Joe is also a short drive. The parking is generous and held our boat, two trucks and a car with no problem. What would have made it perfect would have been a mixing bowl, a cocktail shaker and a faster running drain in the bathtub, otherwise awesome! Would stay again!

I'm hesitant to even write this review as I fear that you will book the dates I want for our next vacation!!! But....I will do what's right...this place was AMAZING. We brought our 3 sons and 4 of their "quarantine friends" here for my middle son's 15th birthday. As a Floridian, I worried that the beach quality would not be up-to-par and that the water would be too far away. I was wrong. It was absolutely perfect. After being home for so long, we were FINALLY able to enjoy the perfect, secluded beach vacation. Kids were happy. Parents were happy. Each kid (and their quarantine buddy) had their own bed and bath, so no sharing of COVID here! So many memories made. Perfect sunsets. The kitchen was well-stocked and spread out to feed all 7 of these hungry teens, plus my husband. I spend the week cooking and being in my happy place. Even convinced the grandparents to come out (with masks, of course) and join us for a fun day. We will certainly be back. Fun fact: after speaking with a realtor and considering a house purchase in the area, we saw a recent episode of "Bargain Beach Hunters" featuring Port St. Joe. The family chose a nasty meth house to renovate that happens to be just maybe 3 doors down from this house. The finished product (pre-Hurricane Michael) was beautiful!!!! Wish we would have known about this on our morning walks. Can't wait to come again!

There was plenty of everything at this house. Layout is perfect... each bedroom has its own bathroom. Gorgeous kitchen with everything you’ll need. Close to the beach, and there’s a Dollar General within a mile and a half.

Note: This home sits just inside the Eastern Time Zone border, so plan accordingly if traveling from the Central Time Zone. Conveniently, the house has two clocks posted with both time zones showing, since cell phones seem to bounce back and forth.

We would definitely rent this house again.

We loved this home. The layout was perfect! It was very clean. Everything we needed was there. We had family down the street, and there was plenty of seating for family meals. We had little ones, and it was great to be on a dead end for them to ride bikes. The house was very child friendly. Even having a gate around the wrap around balcony was great for our youngest. No worries of them falling down the steps. The screened in porch was great at night to prevent bug bites! Short easy walk to the beach. It was a great stay!

Six of us stayed at Kiwi Cottage - 2 adults and 4 kids (3 teenagers). We loved the great open space in the kitchen/dining area and the kitchen is well appointed with quality appliances and housewares. Having four bathrooms available was a huge plus, especially after returning from the beach. The convenience of having the beach across the street can not be overstated. The only minor downsides were that the bathrooms were a little small and the dresser/storage in bedrooms wasn’t quite enough for our clothes, but overall we really enjoyed this house and would recommend.

The home was just as pictured. The kitchen fully equipped with plenty of dishes and cooking utensils/ pans. Beds are all comfy and house was clean. Quite neighborhood and easy walk to the beach, quicker to walk then drive the car but if you do drive, close easy parking available. View of the ocean from bedroom and side porch. Very comfortable for large family of 10.
