This spacious home is perfect for your next big family getaway. On hot summer days, the pool is ready for an afternoon cool off; in the evenings, you can all gather around the firepit for some storytelling as the stars come out overhead. You'll also have access to a soothing private hot tub!

What's nearby:
Red Cliffs Recreation Area is about 12 miles southeast, offering beautiful hiking and refreshing water pools to cool you off. If you enjoy a bit of history, visit the Silver Reef Museum just four miles north, where you can take a self-guided tour or join one of two daily guided tours. St. George is 17 miles southwest with plenty of dining, shopping, and entertainment. And for even more incredible scenery and hiking trails, Zion National Park is a little over 30 miles east.

Please note that there are active security cameras on-site. Cameras are located in the garage to see when the garage door closes and opens. There's also a camera looking on to the driveway. The other two cameras overlook the gazebo and firepit areas. Cameras are not recording. They are only looked at if we get a call from the neighbor about partying. Also, please don't cover them, or someone will come uncover the cameras.

Our family had a wonderful time! The view from the outside patio where the BBQ is overlooks the pool with the red mountains as the backdrop. Perfect spot for my family (boys 6 and 10) and my brothers family (kids 15 and 17) and my parents. Was warm outside in July but perfect to enjoy the pool when not exploring the sites in southern Utah. Great set up with open kitchen. Loaded up on groceries at Costco and cooked at the house every night. Great assortment of pots and pans and even a large crockpot (I had brought my own just in case). Great assortment of spices and plenty of dishes/utensils. Pool/spa controls very easy to follow. We had a great family vacation!!!

The house was clean, spacious and very well stocked. The management company folks were super helpful and answered our questions. They also helped us with questions on activities for the kiddos. The house is located in between st. George and Zion so all of these areas are accessible. We would stay here again.

We were there with family the week of Thanksgiving. House is very nice with nice large gathering areas. Only complaint is the highway noise below, otherwise it would feel secluded.

This house was the perfect size for our group of 18. We had plenty of room to eat and play games etc. The pool was perfect for all of us. Costco was 15 - 20 minutes away which was very convenient. Checking in and out was a breeze.

Dale, the manager, was the perfect host and quickly took care of every need. In fact, on the first full day, a fire started nearby and as soon as the alarm went out Dale called to see what we needed and how he could help. While we were talking the fire department said we needed to evacuate. In less than 1/2 an hour we had packed up personal essentials, loaded into the cars and headed out. That’s when Dale called to tell us he had found another Vacasa house for us to go to until it was safe to return to Leeds. It had just been vacated but not yet cleaned. Dale, his wife Stephanie and a crew member, Josephine, went immediately and personally cleaned and sanitized the large house for us. By the time we drove there and had dinner nearby, they were done with one level and welcomed us in to relax there while they finished the last couple of rooms upstairs. They were very concerned, helpful and friendly. The next day, Dale went back to Leeds personally to be sure it was safe for us to return.

I should also mention that the owner of the house doesn’t live close by but his parents do. They also drove up to check on the house and us when the fire started. His mother gave us helpful information and directions in case it became worse and we needed to leave.

We had a wonderful time. Previous reviews mentioned a slight smell. We did not have a problem when we were there.
Also, as mentioned in other reviews, one bedroom is in a bit of a quirky place but it worked fine for the kids. And the downstairs bedroom with the queen bunk beds worked for us because we only needed to put 2 people in there.

I would recommend this home for future getaways or reunions.

The property itself is great. The pool is awesome but you need to know pool equipment to keep it running properly. When we got there the pool was filthy with hair and particles. Took a full day of running the filter and added chlorine to clear up. Just about every knife in the kitchen is broken and so dull it can’t cut fruit, bring your own utensils because theirs are garbage. No storage for clothes in master bedroom is annoying. Trash cans were full, WiFi didn’t work for 2 days, kitchen items needed a rewash. To be fair Vacasa staff resolved most issues within a day or so. Rating probably should be a 3.5

The new homeowners for this rental have made numerous improvements including new knives and simplified pool control mounted next to the pool. There is a large walk-in closet off the master bathroom, and a shelved closet in the short hallway that are available for guest use. Thank you!

We loved this house for a quick quarantine getaway. The private pool was so wonderful to have, especially since it was 100+ degrees each day we were there. The location was great to spend some time in Zion National Park, and we went to Quail Creek reservoir, rented kayaks, paddleboards, etc.

The kitchen and greatrooms were the best for hanging out and cooking. The layout in some of the rooms were strange. You have to go through the room for the small kids with bunk beds to get to the other two bedrooms, and the room downstairs had to pass through a bathroom. The room downstairs was HOT, I don't think the A.C. reaches the room at night with all the doors shut. Overall, it was an awesome location, and we'd totally stay there again.

This was our first experience at the Hilltop and overall had a great time. Check in and check out were a breeze. House was very clean upon arrival and fully stocked with all necessities.
We chose this house specifically for the private pool and hot tub. The house definitely delivered on this front. Although there were very limited instructions for actually running the pool we were able to get everything working after finding the control remote and panel under the deck by the pool. There were a few pool toys left by prior visitors or the owner which was a nice option if you need. Funny thing, the area under the deck where the pool toys and controls for the pool are is dirt but there are instructions to avoid the dirt to keep the pool clean.
The beds were comfortable but the room setup was strange. The master bedroom was really large and slept my entire family of 5 (3 kids under 6) very comfortably. The setup and accessibility of the other 2 rooms with Queen beds is rather strange. These rooms are only accessible by going through the room of 4 bunk beds. The 2nd full bathroom is attached to one of the Queen rooms. So for our party, this was really awkward as we had 2 couples sharing a bathroom together as well as sharing with 6 kids. The bedroom on the main floor is only accessible by walking through the bathroom. Although awkward we really didn’t mind but I wanted to give anyone looking full knowledge.
The location of the house is a great jump off point for anyone wanting to go hiking at nearby Red Cliffs or heading to the water at Quail Creek or Sand Hollow. Zions National Park is a little over an hour away and Snow canyon is under an hour away. Although location is great take into consideration that I15 is directly below the house. So if you are a light sleeper you will not enjoy the ambient noise of the interstate below. Unfortunately for us the wind on 3 nights was extremely bad as well. Being that the house is the highest point in Leeds we took the brunt of the passing storms. One night it was bad enough that the door to the patio in the master blew open at 3am. The door was shut and locked properly, or so I thought. Come to find out the jam of the door was not aligned properly causing the lock not to fully engage and the door came open from the pressure of the wind. Keep in mind this was a very bad wind storm and could happen when the owner is there. Just be mindful when locking up for the night.
The last thing we wish we knew about the house was that there really isn’t much space for kids to play outside. Our boys love being outside but we couldn’t really let them as the property doesn’t have much open space to do that. Before you discard the review and say it’s southern Utah, they can play in the desert all around. The house really is on top of a hill with very steep drops all around. And for us wanting to take advantage of the time with all the friends and family we were limited to the house and property. I know, it must be difficult suffering in the pool. Again, just full disclosure.

The kitchen and living room area was perfect. Well stocked kitchen and plenty of area for our large group to entertain from the time we woke up until the time we went to bed. For us the pool and main living areas of the house were just what we needed for our large group to celebrate 2 birthdays. We had a great time with our group and made some great memories.

The house in itself was great. You felt on top of the world atop the hill. Plenty of room and plenty of beds for everyone to sleep. It’s close enough to everything you need but, far enough away to feel secluded. The only issues I had there was, general operation of the perks at the house. There were zero instructions on how to use the anything at the house, you just have to rummage around until you figure it out. Pool cover switch was unmarked and no instructions where to find it. There’s pool lights and hot tub lights. Zero instructions on how to turn them on or where to find the panel to turn them on. Out door fire pit, had no gas key so it was unusable unless you have your own tools to try and make it work. When I asked where I could find the key was I told there’s no information? Fire pits inside the house didn’t turn on. The biggest issue I found was how loud the highway is. It might sit on a hill but I-15 is right under it and it can be very loud. At one point I was woken up in the middle of the night thinking a window was open because it was so loud. Sound proof glass could have solved that issue.
However, it was a great get away for a group of friends and we all be happy to rent the house again for another stay.

House was in good shape and clean on arrival. There was some old gum stuck on the rug in living room. Besides that it was very clean. Family really enjoyed the stay. Spacious house which is nice for large families. Check in and check out process was very easy
