This garden-level condo sits on the edge of the golf course at Waikoloa Fairway Villas, just across the parking lot from the community pool, hot tub, grills, and gym. You can walk quarter-mile south to shop, grab a beer, or peruse the weekly farmers market at Kings' Shops, or head less than a mile north to check in for a round at the Waikoloa Beach Golf Course. Waikoloa Beach is directly in front of the Marriott less than a mile west, and the Lava Lava Beach Club awaits one-mile southwest.

Fairway Villas Waikoloa Beach Resort will start replacing the second-floor walkway tiles in buildings B, C, F, I, J, N. This will complete the replacement of all tiles on the second and third floor walkways. This project will start on May 16th, and run through October 28th, 2022.
The time frame for each building is as follows:
May 16, 2022-June 10, 2022, Building B
June 13, 2022-July 8, 2022, Building C
July 11, 2022-August 5, 2022, Building F
August 8, 2022-September 2, 2022, Building I
September 5, 2022-September 30, 2022, Building J
October 3, 2022-October 28, 2022, Building N

The first week of each building will be the noisiest with demolition taking place. After which they will occasionally be hammering and tile cutting. All units will be accessible at any time. We thank you for your cooperation and understanding as we move through this project.

We loved staying here. The home is well stocked with toiletries, cleaning supplies (laundry pods/dishwasher pods, etc), and beach items (chairs, boogie board, beach towels, etc). The location is great. Within very short distance to two awesome beaches. Across the street from marketplace with fully stocked grocery store and movie theater. Communication with property manager was prompt, getting into property was easy. Community pool/spa are beautiful and very close to unit.

We recently stayed here and it is fair to say that the condo gave us what we needed during our stay.
Please note that this condo does not allow the use of the A/C below 74. This should have been disclosed to us before renting. It was too warm for us. This condo has been well used and could benefit from a good cleaning.

This is a great little two bedroom place! It was clean and everything worked well. Fridge, icemaker water worked well. AC worked well (we only used it while sleeping). It has 5 beach chairs, beach towels, snorkel stuff and a small / med size cooler. No boogie boards or umbrellas. It could use another mid size teflon pan. I thought the shampoo, conditioner, lotion and soaps were a nice touch. Overall a great experience!

Excellent location - a 15 minute walk to the beach and Lava Lava Beach Club restaurant. Very handy to have Kings/Queens shops near by as well.

The grounds of the complex were really taken care of and the BBQ area and Pool were great. Pool closes early (9:00 pm).

Wifi was spotty at times, but otherwise place had everything we needed.

This was our first time visiting Hawaii as a family. We really enjoyed the Waikoloa area and this condo development specifically. It is walkable to both Kings and Queens shops and the pool is a quick walk across the parking lot. The pool is also warm (verses the huge Hilton pool which is not heated) and gets good sun throughout the day. Numerous umbrellas at the pool give you a plenty of shade options. We never had a time when we wanted an umbrella but couldn't get one.

We also enjoyed this condo's lanai which is always shaded and allowed you to watch golfers play a full hole. Also the condo has newer sheets, newer beach towels, newer furniture. We slept well in the very soft beds, which was a big win. The parking space is pretty close to the door, but not shaded. The condo is worn with use and a little ruff around the edges, but the newer furniture makes up for that. The condo was clean, but finger spots/dirt on light switches and doors and all the tile grout was old.

There were no boogie boards, which we were hoping for, and not many snorkel options, but we made it work. Next time we'll bring our own. Four beach chairs and a cooler were helpful.

If you want to visit the huge Hilton Waikoloa pool nearby, you can get day passes for about $50 per person. It was fun to do with our 7 year old and 10 year old one day, but we didn't want to go more than that because the pool at the Fairway Villas was more our speed.

Overall, we really enjoy our time here and are considering staying at the Fairway Villas again. We recommend this unit to others, with the small caveats above.

Location, Location, Location! Nice spacious, villa on a golf course, very clean, fully equipped, very comfortable and close to shopping, restaurants and the beach! Access to a Beautiful pool and hot tub, as well. Love this location! Looking forward to staying again in the near future!

The grounds are very good. Very good pool and sauna. Nice location - close to shops and beaches. The units needs to be deep cleaned. Would be good to have kitchen supplies like towels to dry plates. There was only a paper towel. Need to add few more utensils. We would always run out if forks because there were only four of them.

We loved this condo. It suited our needs perfectly. Location was great. Our only issue was the air conditioning. We slept very hot the first night and called the vacasa team member who had someone out to check the ac within a few hours. Problem was the issue wasn’t fixed. So after another hot night and another call, an actual repairman came. He did what he could do with the limitations of the age of the unit. We did have cooler nights after that. We are very appreciative of the Vacasa team for reacting quickly to our calls.

Well equipped unit. Good location. Lovely furniture albeit a bit worn. Carpets were soiled and worn. More lights needed in bedrooms. Unfortunately, our air conditioning did not work.
Not likely to rent again.

We loved our week in Hawaii in this comfortable condo. The beds were comfortable, the kitchen well-stocked, and there were many handy items like tour books, extra beach towels, etc.
There were clear directions and instructions inside, so all our questions were answered. The location of this condo is perfect for access to beaches, restaurants and shopping. We would return to this complex if we were coming back to the Big Island.

Thermostat was programmed to not go below 74 degrees, so it felt warm to us. Please don’t advertise air conditioning if guests aren’t allowed to properly use it. Everything was labeled. TV was labeled DO NOT MOVE TV OR ELECTRONICS. Ok, wasn’t going to. Dining table was
Labeled, “DO NOT MOVE DINING TABLE OR FURNITURE.” Ok.....REALLY wasn’t going to. Not the place for us.

The condo was very comfortable and clean for a family of four. Has amenities and other things like boogie boards which our kids used. Great to have a shopping center for groceries within walking distance and a pool. The beach at Abay is beautiful and is very close. Hilton close by has dolphins and turtles- nice to watch the dolphin feeding.
