House was spotless, everything was in good working order (including the hot tub) and very comfortable. Thoroughly enjoyed our stay! Pathway from the parking area/garage was packed snow, not slippery but recommend boots for carrying in your things. Excellent stay!

Enjoyed our stay at Appaloosa Retreat. Loved ending our days in the hot tub taking in the view of the mountains. We’ll return for sure

We loved the location. My wife wanted a hot tub so that was a big deal and it was great.
So a star for those 2 things. We understand that things can go wrong especially in winter.
Within the 1st 5 hours of arriving the drain pipes froze and the water backed up from the toilets and the showers in the guest and master bdrms. Help did not arrive until the following day at 8am. We had a schedule for events during the day so when we returned the problem was fixed. Our carpets were wet for a couple of days. The house had central heat but it was locked at 70 degrees. We had space heaters but the breakers could not handle the load. It was freaking uncomfortably cold throughout our stay. It was tough and we really don’t complain about inconveniences but cold is cold and we struggled. We stayed at another Vacasa sponsored home a year ago and it was an awesome place with heated everything including the floors. We wish it had a hot tub though. Buyer beware with this place because after the frozen pipes which should have been checked prior to our stay we were on edge about the outlets catching fire or just anything we used. Hate to write a review like this because the location is great! But let’s do better on checking these things before guests arrive and spend a great deal of money on your properties.
Manager response:
Hello Javier, thank you for taking the time to share your feedback with us. We are very sorry for the issues you had with the frozen pipe and the inconvenience this caused to your group. After this was reported, our team sent a service company and made sure to clean up the place, dry rugs, and wrap the outside drain pipe with an insulated blanket. We apologize for any missteps, as it is never our intention to disappoint. We hope to have the opportunity to better impress you in the future.

This house is near Hatcher Lake, about 15 north of town. Great place to feel like your in the woods with scenic walking to the lake. It’s decorated beautifully and could sleep 10. Has all the furnishings and is perfect for any kind of Get-away.

This is a comfortable cabin with amazing hot tub, plenty of room for a large number of guests and accessible to downtown Pagosa. We would stay here again in an instant!

We loved the quiet neighborhood and scenic views from this home! There was plenty of room for our family of four to spread out and have our own separate spaces for individual quiet times, as well as room to be together and enjoy games and movies. The home was clean and the property manager was very responsive when we had any questions. The only reason we didn’t give it five stars was the lack of central air conditioning for the warm summer daytime temps.

The pictures do not do this home justice! It was the perfect retreat for our family. The beds were all large and very comfy, the kitchen was extremely well stocked, plenty of blankets for snuggling under, the views, the hot tub, everything about this home exceeded our expectations and we are very grateful for the time we spent there. Our favorite VRBO to date and we've stayed in a lot!

Loved the entire space! Gorgeous! So much room and private space for a large group! Loved the Hot Tub and quiet ambiance! Maintenance (Steve) is super responsive and great to work with! He helped with all questions/issues we had!

Downside: private grill advertised but it was a smaller electric grill that we couldn’t get to a high temp to grill. No real steak knives (made steaks and could barely eat them- would have brought our own) suggest beefing up cookware and steak knives.

Overall I still rate 5 stars, because, well the cons are very first world problems and not a big deal. I would 100% recommend this place again and will book again!
Manager response:
Hi Silver, thank you so much for this feedback! We will use it to improve this home for future reservations. We’re very glad to hear that overall you enjoyed your stay with us! We look forward to hosting you again for another great trip!

This home had lots of room and was in a lovely private location.

This home was amazing! Wrap around back deck with gorgeous views. We sat out on the deck with our morning coffee and the deer snoozing nearby. It was the perfect distance to town, where we had a nice lunch and explored the city. Relaxing in the hot tub in the chilly evening was the cherry on top! Would definitely stay here again! Clean, cozy and plenty of room for our group of 5!

We LOVED this house! The inside decor was beautiful and the back patio has a wonderful view of a valley below and a small stream where we saw deer, turkeys and even a bear once (from a safe elevated distance!) - the rooms are spacious and the living room and kitchen are perfect for gatherings and can hold 8-10 people comfortably. The back patio is the place to hang out and enjoy nature - trees are within 20 feet of you so you feel like your “sitting In the middle of the forest” according to my nephew. With all the amenities of a conventional home including a hot tub on the back patio, this place is worth every penny! Also - just 10 minutes by car to stores and restaurants but you definitely feel secluded as the neighbors are barely visible from the house. Can’t recommend this house enough!
