Vacasa - Brian Head 310B Review
- TL;DR - I would not stay here again (at this price or during COVID-19).
- I want my cleaning fee refunded.
- The place was not super clean. There was a bad ring in the toilet as well as a smaller one downstairs in the entryway bathroom.
- The pool and spa are closed, which makes this rental badly overpriced.
- I expected that the details would say whether or not the facilities were open, and since neither the Timberbrook website nor the listing said that the spa and pool were closed, I was excited to enjoy them with my wife. I wouldn’t want to use them if it was crowded, but we got excited when we arrived and the entire development seemed mostly empty.
- Vacasa notes, "The hot tub, pool, game room, & fitness room are "shared" amenities that are controlled and maintained by the HOA and Vacasa is NOT responsible if they are closed." Good to stay at a place that takes responsibility : )
- One of the outlets behind the couch has a broken piece of metal sticking out of it. We opted to not use that outlet at all, but worried that it might be a hazard.
- The bird feeder is great! You can watch little birds coming up and enjoying the seeds, but it seemed like if anyone was around it scared them away.
- The deck is very nice, the lighting as well. The windows let in a lot of light all day, and there are several light fixtures.
- The fireplace
- We had trouble with the heater so we used the fireplace quite a bit. The heat largely seems to go up the chimney and out with the smoke…
- It’s relatively small and quickly filled with ash. The instructions on the fire should include a short discussion of how to take care of that.
- The wood is very poppy, so keep the curtains closed.
- The curtains, however, seem to be broken. They are difficult to open and close.
- The dishwasher needs serious repair
- When you open the dishwasher, the entire unit shifts inside the cabinet. It looks as if it has broken loose (or was installed incorrectly).
- It does not appear to be leaking, but it made me nervous when we washed the dishes before we left.
- The bed is not very comfortable. It is much more firm than I expect many will enjoy.
- There is a short(ish) trail not far. The Alpine Creek Trail was a beautiful morning walk. There are some fallen trees across the path, but you can easily step over them.
- The heater seems to have some problems.
- We couldn’t figure it out and were often cold because it seemed like it wasn’t running well.
- An easy solution here would be a space heater, or a nice electric blanket for the upstairs bedroom in particular.
- The wifi password is incorrect on the fridge (the v should not be capitalized)
- The wifi is slow, but the streaming from the provided Roku TV seemed to be ok.

Such a cute place tucked away at the edge of the forest! Loved the decor of this place. Perfect for just the two of us! Nice to have plenty of wood ready to go in the fireplace (didn’t have any kindling though and had to improvise). Did have to dink around with the flue to get it opened all the way (sorry neighbors for setting off the smoke alarm 😂) Near a fun little hiking trail. You can see Navajo from the parking lot. Only thing I’d change would be lower the tv over the fireplace so we don’t have to look up so much to watch it. Really beautiful in Brian Head. Can’t wait to return and would definitely stay here at 11am this place again!

It was beautiful and a nice private place. It was fully stocked with things so just needed our personal items and food. Our only complaints was the bed, and it is a lot of stairs up when bringing your things in, so a great built in workout.

Our family of four stayed four nights and although we knew this place was small when we rented it, it felt a little cramped. It was clean for the most part, except for the couch which had some food and hair under the cushions and left us wondering what else was hiding in the fabric. As other reviewers noted, the kitchen was well-stocked and the views are outstanding.
Wifi was very weak and we couldn't use the provided Roku TV as a result. With a few minor updates and improvements, this place could be stellar. The railing on the balcony needs to be beefed up and small amenities like hooks on the back of the bathroom doors for hanging towels would go a long way in making this place more comfortable and making up for the smaller size. The TV is mounted about 9 feet off the ground which is very odd, and some of the fixtures, cabinet handles, etc. need to be fixed. Literally one day of fix ups and a small amount of money invested in this place could take it from 3.5 stars to 4.5. The location was great for anyone looking to hike or experience the outdoors. Bryce Canyon is a little over an hour away and you can be in Cedar Breaks in about 10 minutes. There is a small market literally next door and the town of Parowan is about 20 minutes away with a grocery store and several restaurants. We would stay here again for a night or two but probably consider something else for a longer stay.

The decor gives the rental a cozy cabin feel. The place was very clean. It’s good for a family with two kids or a couple (who stay upstairs) and ONE friend (who can occupy the bunk bed downstairs). Otherwise there isn’t a whole lot of privacy and it can be crowded, since the rental is on the smaller side. The view from the balcony is stunning. It also means 3 flights of stairs to climb each time (4 from the garage). Provision of fire wood is a very nice touch. Highly recommend.

Unit is very much on the small side, but we loved the rustic decor! We are a family of four and really needed more space in the living area. There was only bar seating with no table and chairs and only one very small couch and a chair. However, the unit was very clean and allowed pets, which was great for our little terrier to come along. Also having an end unit on 3rd floor was great for the view and also quietness, though we had to carry everything up 4 flights of stairs fro the garage!

The bunks were perfect for my boys, and they enjoyed a swim at the pool after skiing.
The condo has everything you need and the bird feeder on the balcony is entertaining.
It took awhile to get it heated, we had the central heat, fireplace and the space heater going.

The condo has nice updates. with great wood design. Perfect for a couple and maybe kids. The management was poorly done. We didn't have wood burning and key for the amenities and no cable TV. The internet is poorly too. The building is not secured, no elevator on the third floor.
The condo however has nice views, very private, wrapped around balcony. The condo was excellent. It just need someone to really care for it.

This was a last minute booking when a booking at a different resort turned out to be undesirable - and it was quite an improvement! The condo itself is lovely. A bit on the small side, but very cozy with plenty of room for two. The kitchen was very nicely equipped, cleanliness was very good, decor was very "mountain chic". The view off the balcony was spectacular! The Brian Head area is very, very, very quiet. If relaxation is what you are looking for, this is a good spot. For anything else - even going out to eat - you may want to reconsider. All in all we had a great time and really enjoyed our stay at this pretty little condo.
