Nestled toward the south side of Pagosa Springs, this home is just 50 feet from the San Juan River and near a bicycle path that leads into downtown, which is just half a mile away. With the river right in your backyard, the town just a short distance away, and golf, horseback riding, hiking, and skiing opportunities within a short drive, nobody will be bored here!
With two bedrooms and two bathrooms, this home can accommodate as many as six guests, so whether you're traveling with your family, a small group of friends, or another couple or two, everyone will be comfortable here. The ground level features the living areas, with wood floors and knotty wood walls that add an atmosphere of warmth.
Walk into the living room to find some seating arranged around a gas fireplace and a flatscreen TV. While you're here you will enjoy cable TV and WiFi access so you can stay entertained when you're not out exploring the area. This living room also has an access door to the deck, where you will find a gas grill and wonderful views of the river.

Bring your bicycles and follow the path into town, where you will find restaurants, grocery stores, shopping, and plenty of ways to stay busy. Loved the location of the house sitting on the San Juan River. We could float down the river and end up in our backyard. Our stay in the Rio Retreat was great! The views of the river from the patio and balcony were fantastic. The house was very clean and had a well stocked kitchen. We've stayed in several other rentals and have often found many of the basics, like salt and pepper or trash bags, missing. Not here. We were set. Comfy sheets and great pillows were a big a plus! Close to town if you want to talk a walk and Yamguchi Park was great for the dog. We enjoyed our stay so much we tried to extend it, but no luck. Thanks for making our trip a special one!

This little cabin is in a marvelous location, steps from the San Juan River with gorgeous views and a short walk from downtown. It is not a secluded location as the photos might suggest, it's right next door to houses, parking lot and a bridge with traffic. Still, soooo convenient and gorgeous views. My only complaint is the living / dining room is quite uncomfortable. The pull-out couch is very uncomfortable and it takes up all of the seating area. There is a small bar to eat at, but you can hardly get to it because the couch is oversized for the space. I know they are trying to offer more sleeping space, but it would actually be a much nicer cabin with two comfortable chairs for sitting and a nice hard-surface coffee table (not an ottoman) where you could set down your drinks, etc. Otherwise, the cabin is truly awesome -- loved the finishing touches, the covered decks, easy access to the river walk, etc. A comfy place to relax at the end of the day and watch a little television before retiring would make this place 5-star.

The cabin was perfect for our family of four! The girls loved the proximity to the city park and played for hours in the river behind the house. We loved how close we were to town for convenience and that we could walk in to the downtown area without having to park. Recommendations: treat sewage smell out front with chlorine tablets, if possible. Its unpleasant upon arrival. Summer months a celing fan would be great for the living area and 2nd smaller bedroom, it's just too hot to sleep. The location is closer to next door, than images appeared online. Updating site, would allow guests to know surroundings upfront.

It is a cute cottage but a bit crowded. Big furniture in small rooms. We loved the location and the view. It is well supplied but could do with less pots and pans in the kitchen and more open space for quests supplies. It’s quite suitable for 1 adult couple and a couple of small kids. Too small for 4 adults in our opinion.

Only complaint was no fault of the property, the town had rerouted the hot springs traffic right next to the house because of road construction. A little noisier than last year. We had a great time.

We stayed for two nights. We were pleasantly surprised at how well the house was furnished. The kitchen had all the usual appliances, but also a blender and crock pot. The refrigerator had an ice maker and filtered water dispenser. The bedrooms were furnished nicely, and there were plenty of towels in the bathrooms. There were hair dryers in each bathroom, and a washing machine/dryer in the upstairs. bathroom. The patio off the main bedroom had a screened sliding door, and table and chairs to enjoy the view of the river. We appreciated that we could bring our dog. The hot springs is walking distance, and there are plenty of hiking trails nearby. We enjoyed our stay!

Pagosa Springs was very nice and we will go back but will probably not stay at Rio Retreat..the cabin was very nice inside, smallish living room..bedrooms were nice. If it matters to you there are no TVs in the bedrooms and no DVD player, cable tv was kind of sketchy.The river is very nice but the landscaping was pretty bad with patches of weeds all over front yard, also a strong odor of sewage out front. They are building condos right next door and the noise from construction started each day at 7:00 am. The other thing is that Rio Retreat is right on a busy street and we could hear road noise all day long

We enjoyed our stay at this house. The kitchen was well stocked with utensils and dishes, the towels were thick and soft, beds comfortable, and nice hot showers. Other than a microwave and bar stool that need to be replaced, it was a very nice, and comfortable place to stay.

This is a great location for a Pagosa Springs vacation. It is right on the San Juan River with its own little beach for wading or just relaxing right at the water. Cross the bridge next to the house and tyou are on the wonderful nature trail that takes you along the river and wetlands right into town. You canthen loop back via the other side of the walk path right past the Mother Springs.
House is perfect for a couple or two or a family with one or two kids. Furnished nicely and well equiped. The only reason it is not 5 stars is the sewer smell off and on from the septic system by the front door. This really needs attention.
That being said, you can't go wrong in staying at Rio Retreat for a Pagosa vacation.

Right on the San Juan River and near the hot springs and the historic downtown of Pagosa Springs. Excellent location. We really loved this little cabin. All common living space on the ground floor and bedrooms upstairs, a bathroom on each floor (very nice feature!) Large open porch on the ground floor and lovely second floor balcony off of the upstairs master bedroom. The sound and smell of the river in the background is PARADISE as you fall asleep at night after a soak in the springs.
It was wonderful to have a pet friendly property that we could share with our pups. There is not a fenced yard area at the house, but it is located about one block from Yamaguchi park which has an excellent walking trail by the river and a nice field for the pups to play. Would definitely recommend this property!

Excellent stay at this cabin. Everything was very clean. The kitchen was well stocked with dishes and cooking supplies and they did not look like thrift store finds like found in some vacation rentals. The beds are very comfortable. The soothing river sounds are so relaxing. Cabin is close enough to town to be convenient but away enough to be quiet. It is right by a road but it's mostly neighborhood? traffic and hardly any traffic at night. The river drowns out most cars. Excellent place to stay! If I had to have any complaints it would be that that second bedroom is really small. But everything is lovely.

Very nice place in Pagosa. Close to downtown, can even walk there. Very clean , nice backyard on the river. The road is right next to it, so if you want something more remote this is not it. We enjoy it, and the dogs did too. The one thing we didn't appreciate was the added " fees" to our reservation. The total of this was higher than staying another night , $135x night , $ 170 cleaning fees, to just mention one !

This is an excellent place to stay--new construction with a cabin feel, right on the wonderful San Juan River, and it's dog-friendly (we brought our Golden).
This isn't a remote cabin, so look elsewhere if that's what you're after. This is a clean, well laid out, nicely appointed vacation home with great access to activities and good privacy. (There are window coverings now, in case an earlier review has you worried about that.) The hot springs and downtown Pagosa are a short walk away, via the River Walk, and there are several parks within walking distance, two right along the river.
This is a great place to relax (can't really beat being right on a river) and is an excellent location for day trips into the Four Corners region.
There really isn't anything they haven't thought of when stocking this fantastic rental, so it's as stress-free as you're going to find.

We had a great time in this cabin in Pagosa. The house is brand new and very comfortable - great layout for a family with kids. The river view is charming and relaxing. The furnishings are decent and the kitchen is well equipped. Easy to get to anything you want to do in Pagosa.
Our only complaint is about the horribly slow internet connection. My husband had to work and it really made things difficult - it's not a reliable connection.

We enjoyed our stay at Rio Retreat over a fun filled weekend. The property was clean and well stocked with everything we needed. The location is great right down on the river. Be mindful of the time of year you are going here in case the river is a bit overflowing, especially with small children. The property was very clean and inviting. Lots of natural light and situated for views of the river. The surrounding area is also very quite (late Spring) and is conveniently located for a nice walk on the path by the river which will take you right into town. I would recommend this place for small families or a couples retreat for a fun and relaxing weekend.

If you choose to be in town, you'll have neighbors. If you know that going in, you can't do better than this. House design is so smart, it's a pleasure in itself. Everything oriented toward the river, so you can watch it flow from indoors or out, upstairs or down. House was spotless when we arrived. Lots of beautiful bare wood makes it easy to keep clean on an indoor-outdoor vacation. Everything inside new and working perfectly. OK, I loved this ingenious little house.

It was a great cabin and we enjoyed staying there, but here are the problems: the driveways is not paved and your car will be dirty with the mud. The only heat in the house are fireplaces and electric floor heaters that make it difficult to keep the temperature comfortable. The cabin is all wood and everything creaks and the doors are noisy, so plan on being woken up at night when people move around.

The house is comfortable inside with a nice size kitchen and large couch in the living room. Situated right on the river, the views from the two back decks are amazing and relaxing. The location is great-- strolling distance to restaurants, bars, hot springs, and a 30 minute drive to Wolf Creek skiing.

The cabin is great, but it is little. We brought a lot of stuff, too much really, and had to leave some items out in the kitchen because there is not room to unpack everything we brought. However, part of that is on us. If it had been a Summer trip, we would not have brought so much stuff. The cabin is right on the river, a great view. Its very close to town, but not in the thick middle of it. The street just outside the bedroom windows does get a little noisy in the morning, but we were usually about to get up anyway. Our only recommendation is that some type of window covering be added to the cabin. We don't like walking around in our pj's with everyone able to see in, and blocking the early morning sun would also be nice. Otherwise, its a great place in a great location.

The only negative about the property is the location. Although it is close to town, we were looking for something a bit more secluded and there is construction going on right next door.

We stayed from Sunday to Saturday and I have to say it was hard for us to leave! The cabin was spotless and everything was provided for. I hosted two dinner parties while visiting and we loved being able to eat outside for every meal on the back porch. The location was awesome. We loved the location. It seemed pretty centrally located for all the activities we did. The cabin is very easy to cool down with all the windows and very cozy at night with the nice bedding provided. Our son liked the futon and tv downstairs and and my daughter loved the guest bedroom upstairs. The master bedroom is very comfortable and private with its own patio. The only suggestion I might have would be to have blinds on the upstairs windows as it is very bright early in the morning.

Being able to hear the river was amazing. The river walk and proximity to Yamaguchi park was ideal. One evening we set up the portable tables and chairs on the deck by the river and had dinner. I also worked on my laptop on the upper balcony which almost felt like being in a tree house! This is a sweet spot!
