Manzanita allows vacation rentals within medium-density residential (R-2), high-density residential (R-3), and special residential/recreational (SR-R) zones. The city capped permits to 17.5 percent of the total number of dwelling units in those zones combined. No permits are currently available, and homeowners interested in renting must put their property on the waiting list. To get and maintain your permit, you'll have to pay a $75 application fee and $250 yearly renewal. Keep in mind that short term rentals must have two off-street parking spots, so make sure your home conforms to that and any other requirements while in the permitting process.
As for taxes, Manzanita property taxes are $12.84 for every $1,000 of assessed value. When guests book your home, they'll pay a 1 percent state, 1 percent Tillamook County, and 9 percent Manzanita Lodging tax.
