Five miles south from the heart of Moab, and 11 miles from the picturesque rock formations of Arches National Park, you'll be surrounded by possibilities for fun and exploration.

Custom-designed with accents of Southwest flare, this spacious home is the perfect spot for stargazers to come revel in the unobstructed views. Kick back on the soft leather couch and flip through the cable channels on the flatscreen HDTV. The private washer/dryer will keep the dirty laundry at bay. While you wait for the dryer to warm up your clothes, treat yourself to a dip outside in the private hot tub!

Grab a couple of cold ones and head onto the private rooftop deck to watch the sun slowly set and the stars come out. Fire up the gas BBQ to grill under the dancing stars as you stream some tunes over the WiFi on your personal device. Central A/C keeps you nice and cool.

Work on dinner in the open-style kitchen. Custom wood cabinetry, stainless steel appliances, and a gas range will help you create your culinary masterpiece. Serve on the sleek, granite counters while everyone gathers around the large wood dining room table. After dinner, grab a blanket and fix a night cap to gaze up at the stars on the sun deck.

With room for up to eight guests (six comfortably) this three-bedroom, three-and-a-half-bathroom home is perfect for families or groups of friends. The master bedroom features a soft king-size bed, views, and an en suite with an upgraded tile shower. Both the second and third bedrooms feature rejuvenating queen-size beds and plenty of storage, while a queen-size futon rounds out the sleeping options.

COYOTE RUN HOUSE RULES 2021
Welcome to Coyote Run. We hope your visit is enjoyable and peaceful. Please be mindful Coyote Run homes are occupied by both full time home owners and residents, so please be
respectful during your stay. Below are the house rules for our community.
1) NO PARKING is allowed on the community road of Coyote Run due to safety and emergency needs. All vehicles must be parked in driveway. Excess vehicles can be parked in the limited pull off areas on East Bench Road or off-site at storage lots. Campers, tents and trailers are not allowed in resident driveways or garages.
2) ATV’s/UTV’s, TRAILERS are not allowed in the Coyote Run community which includes residential street, driveways and garages in order to abide by community policies and noise pollution ordinances. There are a variety of off-site storage establishments to park your recreation vehicles during your stay.
3) NOISE ORDINANCE: Quiet hours are from 10:00 PM to 8:00 AM. Recreational engines, outdoor music and socializing must be kept at low noise levels. Extended idling periods, engine revving is not allowed.
4) EARLY/LATE DEPARTURES: In case of early/ departures, please be mindful of residents within the community and be quiet while loading vehicles or talking outside.
5) PETS: We welcome pets, however, please keep pets within your property boundary and clean up after your pet. Grand County leash law is in effect in the area.
6) NIGHT SKY: We value the night sky for incredible star gazing year-round. Please turn off all exterior lights before 10:00 PM.
7) GARBAGE BINS: Garbage collection is on Thursdays. All garbage bins must be returned to garage area after collection due to wildlife and litter concerns.
8) VIOLATIONS will result in towing and/or fine of $500 to your residence and will be collected by the rental company or home owner. THANK YOU!

A damage waiver, covering up to $2,000 of accidental damage to the property or its contents, is included in the cost of your reservation.

Parking Notes: There is a two-car garage and large driveway to park in. Please be aware that vehicles cannot be parked in the street at any time - vehicles parked on the street may be towed at the owner's expense. This is for safety reasons in case of a fire. RVs are not to be used on any property.



We ask that you please refrain from parking any vehicles that may leak oil on the colored parking pad - There is an additional cleaning fee for oil stains on the concrete parking pad. Thank you for your consideration.

Great location close to a bunch of hiking and Arches. All the amenities you need and more. Loved coming back after a long day to take a hottub or relax on the upper patio area. Definitely would stay again!

The house is lovely on a quiet street far enough off the main road for a tranquil stay. It’s stocked with excellent amenities and plenty of blankets! It’s close to everything you want to see, even if that’s just the cliffs right outside your windows! The only negative are the mattresses. The two queen beds upstairs are fine but the king in the master isn’t super comfortable. And the futon in the loft space has springs you can feel even simply sitting on it. Good thing we brought an air mattress and there was another provided but it would be great if that futon was changed out to be a viable sleeping option. Still, we had such a terrific time we’re hoping to come back again.

The setting provided a lot of privacy when you are sitting outside. Met almost all of our needs while staying there. Would have appreciated some spices but that was a minor thing. Very convenient to everything in the area, ie, parks, town, scenic drives, etc

Beautiful home, nice location. Upper deck was great for both sunbathing and stargazing.

I had to pay extra for the hot tub, which I could have lived without, but they don't tell you until after the purchase. We weren't able to use it anyway, as after 15 minutes or so you need to get out and warmed up. More of a luke warm tub than a hot tub.

Also, a home this nice deserves decent mattresses. Even the firmest mattress in the house was soft and lumpy. When you get to be about 50, this can make all the difference.

Such a nice place and I would love to stay again. But not until the mattress situation is addressed.

This is a comfortable home with plenty of room for our family of five. Nice and roomy with four bathrooms, a well-appointed kitchen and family space adjoining the kitchen. It was raining so we didn't get to use the outdoor living spaces, but it looked like they are nicely done as well.

Unit was clean and well located and the kitchen and dining areas were nice, but there were deficiencies that need to be addressed to justify the premium price, including: 1) more lamps needed in sitting area and bedrooms, 2) bedrooms need chairs or benches for sitting, 3) faulty security light on unit across street need to be fixed so it doesn't shine into bedroom windows, 4) need to provide garage door opener or at least the keypad code, 5) blinds need to be fixed in the sitting area, 6) better directions need to be provided as to the lock box location.

My family and I are jeep enthusiasts. So we visited Moab for the amazing amount of jeep trails. Enjoyed them very much.
This house was the perfect getaway and perfect location. Have not found any other property that has the best spot for star gazing from the garage roof. Best sky's! And some wonderful wildlife. We had a group of wild turkeys 🦃 that would pass thru every morning. And a 6 month old owl that stays up in the back patio. The house met our every need and then some. Best place to stay!!!

We have stayed in the Coyote Run neighborhood before, but Unit #12 was disappointing. Upon arrival we found the pantry locked and not accessible, meaning our dry foods and basic sundries for an entire week with (3) families in the house needed to be spread all over the counters and/or stuffed in with the dishes. Extremely inconvenient!! We also had a problem with the shower in the upstairs detached bathroom not having any hot water, and while the staff answered the phone and dispatched a repair person quickly, the issue was not resolved during our 6-day stay in the unit. Overall the Coyote Run neighborhood is a great place to stay and enjoy the Moab area, but we will not be returning to Unit #12.

We apologize for the inconveniences this guest experienced. It was discovered that water heater was at maximum capacity with the number of guests in the home. Since this reservation there have not been any problems with the hot water. Thank you.

Beautiful property but very poor furnishings and maintenance. Not enough towels, washcloths, no bath mats Appliances not in good working order.

We are disappointed to see that this guest was not more pleased with the unit. The dishwasher has recently been recalled by its manufacturer and should be taken care of soon. The furnishings are in good condition with some small wear and tear due to the frequent occupancy of this home. Thanks!
