Loved the feel of this home. Very inviting and relaxing.
A few suggestions.
Another review said that they enjoyed reading the history of the house. We did not see this information anywhere and would have LOVED to read about it.
Some lights on the staircase would be nice. The stairs are steep and very difficult to maneuver even in the daytime without lights.
Also more lights in the backyard between the house and the hot tub.
One of the upstairs beds squeaks so loudly it woke others up simply from the person in it changing positions.
The instructions for unlocking and locking the door are completely incorrect.
Some blinds or curtains on the windows would be nice at least in the bedrooms.
I know that sounds like a lot of complaining but it’s really just suggestions.

We absolutely loved this charming farmhouse. It was the perfect getaway for our family of 5! The kitchen was fully equipped. I found a collection of local cookbooks and we made sugar cookies when it rained. The house has been updated with amenities and hot tub was a bonus! We had everything we needed to enjoy a peaceful stay in the Texas Hill Country. This home also has a beautiful history we immediately fell in love with.

We really enjoyed our stay here and we would definitely come again. No place is perfect, though, so I'll starts with the pros and move to the cons.
Pros: It's gorgeous and quaint and interesting. There's a really cool little book on the history of the area. It's also cool to look back 40+ years in the guest book. It's quiet and spacious with beautiful sunsets. There are little sitting areas set up everywhere and two different working tree swings. The hot tub is fantastic, though you will definitely need bug spray. We didn't use the grill or the firepit but they were available and very nice. The beds were pretty comfortable, and there were lots of them! We were sad our extended family and friends couldn't have come with us because there would have been plenty of room. There are two fridge/freezers, a microwave, dishwasher, and A/C units in almost every area. It had plenty of modern amenities. Fully stocked kitchen. Fun shuffleboard table. Beautifully decorated throughout. Well kept grounds and appliances.
The cons are really more of a suggestions for improvement list for the owners. Firstly, from the look of the guest book we were the first people to stay there in over 3 months, likely due to the COVID fiasco. That being said it didn't feel like anyone had come by the property to make sure it was set up for the next guest. Rather, it was cleaned after the last occupant so it should be clean right? The instructions asked us to do laundry before we left but we couldn't locate any laundry detergent. We almost didn't have enough dishwasher detergent to do the last load (as requested) before we left. We took out the trash (as requested) but only after a long hunt for trash bags. We couldn't get either the Netflix or the DVD player to work at all. The entire house seemed like it had been hastily tidied after the last rental. A ton of games were just shoved into the cupboard under the stairs. We couldn't find but one horseshoe. I was glad I didn't bring our dog because the listing led me to believe there was a "covered dog run" outside. All we could find was an old boarded up barn with a covered area you could park a car under. Nothing I could see for keeping a dog tethered, penned, or otherwise contained. Lastly, I get the antique decorating style, it completely goes with the house and it's infinitely interesting to wander around and look at various things in such an extensive collection. However, it wasn't clear what could be used and what was for show only. In two bedrooms, for instance, there are wicker/woven bottom chairs that have the bottoms busted out of them. They are interesting but entirely non functional (even dangerous because I almost sat down in one absent mindedly.) The cellar has an entire other assortment of seemingly usable and equally antique chairs just laying hodgepodge down there, I highly recommend switching them out so that all the rooms have usable furniture. One lamp had half of a prong missing. Again I love the antique items but if you're going to use them you should have them rewired. The wiring on some lamps was 70+ years old. The bench swing jn the yard should either be repaired or removed. It doesn't look historic, it just looks broken. The railing next to the cellar stairs really needs to be more substantial to be safe. The arrangement of furniture in the living room could also be improved to impede through traffic less. It felt very precarious with the furniture so close to the open cellar stairs and a narrow path between them. Another suggestion: get a little labeler and make labels for all the light switches so guests know which switches control which lights. Hot tub instructions would also be great, couldn't find any in the Vacasa app. Lastly, love the windows, they're great and keep the house fantastically lit but some window coverings in the bedrooms for night time would be an excellent addition. It's just unnerving for us city folk to walk around a bedroom with uncovered windows staring into the pitch black.
All in all, we really enjoyed our stay here. It's beautiful, quiet, historic, and spacious. It was within a 30 minute drive to many local points of interest. The A/C was cold and the crickets sang us to sleep at night. I can't even count how many deer we saw going to and from the house.

Over a 30 year period, this is my 4th time to visit this delightful home. This is my first time since the remodel and since Vacasa took over the management of the property. This home has always been charming, secluded, peaceful and full of a sense of warmth, love, family. I was worried that somehow it might lose that in the transition. My fears were totally baseless. If anything, it is more charming and full of charm than ever! The sense of love and of family events and character shines through! It is so relaxing and comfortable that the 6 of us who met up there, never felt the need to go into town. Not that Fredericksburg is not a lovely town with lots of great things to do. It just that we so much enjoyed sitting by the fire pit, biking, hiking, photographing, cooking and just generally communing with each other that we did not want to leave. All of us were in need of some relaxing, restorative time away from the hustle and bustle of the city and our 3 days together at LoVeta's Inn more than delivered. Vacasa did a wonderful job of cleaning the place for our arrival and making sure that all the amenities are there from thick towels, shampoo, conditioners, etc in bath, to pots, pans, utensils, staples in the kitchen to fresh water in hot tub and a fresh tank of propane for the fire pit that allowed us to enjoy cocktails and each other under the beautiful Hill Country stars. We absolutely love this place and will be back for repeat visits as we establish our own new traditions.

We loved our time at this home. It is quiet and peaceful, and though it is very rustic, it was charming, clean, and comfortable. Close enough to town to enjoy some shopping or pick up a few items and far enough away to feel as though you’ve truly gotten away from it all. We enjoyed the many yard games, Firepit, and hot tub. Wish we could have stayed longer. There are many stairs throughout the house, so depending on age of kids you might want to keep that in mind.

At first, we thought it was for sure haunted with the pick up truck on the side and the barn falling apart, but then we went inside and found the most adorable home I've ever seen! Traveled with some friends to Fredericksburg for a weekend touring wineries and we all thouroughly enjoyed the house and the surrounding property. The pictures do not do the house justice- it is so nicely furnished and the beds are incredibly comfortable. We enjoyed the outdoor fire pit and the outdoor seating and swings, and the kitchen was well stocked and perfect for cooking a meal together. We would definitely stay here again.

The days were spent exploring the areas parks, museums and shops and the evenings were equally busy with croquet, horseshoes and board games. We loved our weekend here. We were two families with 5 kids, 4 adults and a dog - everyone LOVED the house and the outdoor areas. The house is very spacious so loads of room for everyone. Bed rooms super are comfortable and house overall very charming. Kids spent most of the time outside and adults loved the outside BBQ in the evening.
Make sure to go early to the Enchanted Rock as the park gets full VERY early or go later in the afternoon.

Loveta Inn is the perfect getaway! It has the feel that you are miles away from everything but in fact is only minutes away to Fredericksburg. The beds were amazingly comfortable and the sitting area outback was perfect to sit back and relax and truly take in the beautiful Milky Way! We will definitely be back!
