Welcome to the beach! This beautifully-decorated, two-bedroom, two bath condo undoubtedly offers one of the very best views and is located directly on the beach. This sixth-floor, gulf-front unit has incredible unobstructed sunset views all the way down the coast. With a king-size bed in the master bedroom, two twin-size beds in the guest bedroom, along with a new queen-size sleeper sofa in the living room, Mainsail 162 accommodates up to six guests comfortably. If you are looking for a fantastic view and want to be in the closest unit to the beach, Mainsail 162 is the perfect accommodation. This lovely unit has been completely updated in 2019 with coastal chic décor, brand-new mattresses and furniture, a Toshiba 55” Amazon Fire Smart television as well as new paint throughout. Enjoy the added elegance of hard surface countertops, tile flooring, all-new stainless steel appliances, and a new full-size washer and dryer. Upon entering, you will find the guest bedroom on your left, with two twin-size beds and a flat-screen television, ideal for children to relax and unwind in their own space. The guest bedroom leads into the private guest bathroom, which features a single vanity and a tiled tub/shower combination with glass doors. Down the hall on the right, you will find the fully-equipped kitchen, including a Keurig® coffee maker along with all utensils, appliances, and cookware to create your favorite meals while on vacation. The kitchen leads into the dining area and living room, providing plenty of space for the whole family.

I picked this home for various reasons - location, view, look of home, beach chair/umbrella provided, and the amenities in the home.
The home was very clean and didn't feel like I had to clean everything again. I will say that the house smelled very musty though (which is very common in that area, so I get it), and the chrome on the shower door sliding assembly in the master bath had A LOT of mold on it, which was kind of not pleasant to look at. Those would be my only issues with cleanliness in the home. There were plenty of towels in the bathrooms, but could use one more kitchen towel. It should also be listed that there are hair dryers in the unit. I brought mine because it was specifically not listed. One other thing that would be very helpful is to provide beach towels so that renters don't have to bring them in their suitcases since they are so big and bulky.
All kitchen items were clean, and plenty of items to where we just had to do one dishwasher load when we left. Washer and dryer were definitely a plus and were used daily for towels/swimsuits that never seem to dry in that humidity. The keypad to the door was also great so you don't have to keep up with a key/card.
The condo is so well lit with the floor to ceiling windows that face the ocean, and the balcony was SO enjoyable. It was nice to have such thick draperies that would block most of the morning sun as well. We had wonderful weather (a bit windy), but the angle of the balcony had all the wind blocked so we enjoyed some very beautiful sunsets while we were there - JUST AMAZING!!
The access to the beach was perfect - just an elevator ride right by the front door and then steps to the beach. Although we didn't use the 2nd bedroom, the elevator is pretty noisy if someone stays in that room (just FYI).
The beach was just amazing. White and soft sand, clear water, and very little debris on the beach or in the water that saved your feet. Since it was the end of the season and so many condos were being worked on, we didn't have an issue with getting chairs LITERALLY right next to the water. The attendants were great, and they really appreciated a tip - most people don't tip them, which is sad. The chairs and umbrella were such an added bonus. I would suggest that anyone wanting a setup right next to the water - get there between 8-8:30 and put your towel on your chairs so you can come down after breakfast etc.
The biggest headache that happened was that we were not notified about and did not know about when making the reservation, was all the construction that was going on while we were there. It was extremely loud (around the clock from 8-5), and had it not been so windy on the beach to cover up most of the noise, it would have completely ruined this very expensive trip. You couldn't even enjoy the balcony in the am because of the noise AND it woke you up as well. There was also a parking issue because of the tennis court issue, but it wasn't too bad thankfully. I could only imagine what it would have been like had a lot of units not been empty due to the construction.
Last thing for people to note is that the heated pool is way in the back of the property (we never found it actually), so keep that in mind. The pool that is between the buildings was way too cool at the end of the season, so I didn't see anyone using it. The hot tub was nice though and we enjoyed it a couple of nights - just wish you could use it past 10 pm.
All in all, it was a very nice stay and I would definitely stay there again at Mainsail.

1162 Mailsail was one of the nicest condos that I have stayed in at The Mailsail. My family has been coming The Mainsail for over 10 years.It is convenient and very close to the beach. The interior was extremely well kept.

Perfect location on the beach, not crowded at all. Condo was nice, right on 6th floor by elevator. Elevator stopped working one time that sucked. Condo had musky mildew smell but it's old building and on the beach so that could be why but could have used an air freshener. We had a good time though.

We loved this apartment! It has an incredible oceanfront view and the apartment is very well maintained and clean. Just steps from the beach and having complimentary chairs and an umbrella was a plus! We will definitely be booking here again!
