Jimmie M. knows a good opportunity when he sees one. And back in 2015, the local Floridian had a hunch.
He believed that buying a condo to rent along the stretch of shoreline between Panama City Beach and Destin, locally known as 30A, could pay off.
“And it’s turned out to be a nice investment,” he told us.
As a businessman with hands-on vacation rental management experience, Jimmie sought to balance his time between his existing real estate assets and his new purchase. After all, he knows how much effort goes into a successful vacation rental.
“Renting yourself takes a lot of work and time,” Jimmie said. “Collecting the money, communicating with guests, filling out rental agreements, emailing them out, getting the rental agreements back, and sending out the check-in information is more than a little time-consuming.”
So instead of managing it himself, he chose to stay on with the professional manager that was already looking after his home when he bought it. And when that manager was acquired by Vacasa, Jimmie thought he’d give our full-service management a shot, too.
“The transition was smooth,” he reported. “With Vacasa, I don't have to hassle with check-in, check-out, contracts, collecting rent, maintenance issues—basically all that stuff I used to have to deal with before I started working with a manager.”
Jimmy also believed the key to keeping his rental simple (and operating at a high level) was the involvement of his local team. So he was encouraged when he saw Vacasa recognize and retain his talented local 30A team after the acquisition.
“The main thing that makes it easy to own my home is Alex, my property manager,” Jimmie said. “Alex is really awesome. She's on top of things, very easy to work with, and does an all-around great job. And I've been with some condos that have poor managers—it's almost not worth it if you don’t have good management.”
Jimmie loves that he has all his bases covered now that he manages his vacation rental with Vacasa. And what’s more, his online homeowner account allows him to oversee his home’s performance—and connect with his local team when he needs them.
“The housekeeping team does a good job cleaning, Vacasa’s linen service is high quality, the year-over-year comparisons for rent are useful, and communication is good—you know every time someone leaves a review or books a stay. On top of all that, it’s easy to navigate my homeowner account,” he said.
The best part? Jimmie said that he’s been earning meaningful returns on his investment, but with far less effort on his end.
And that’s all possible thanks to Vacasa’s proprietary yield management system to optimize pricing, combined with a local team that ‘gets it,’ just as he does.
“Whether I’ve had friends and family coming to stay or paying guests, we’ve had basically no issues at all,” Jimmie said. “If you call or email the team, they get back to you quickly. They don't wait three or four days to get back to you. It’s just easy to work with Vacasa.”
