How one couple created their dream family beach house—and found a solution to keep tradition alive

30A full-service vacation rental management makes it easy to manage a luxury escape


Tina and Kevin W. have roots in 30A that stretch back over half a century. As their expanding family outgrew their legacy beach house, they started dreaming of a space where everyone could gather.

But there was a catch—a house big enough for all their children and grandchildren would need to be able to pull its weight.

“We retired last year and we knew that supporting this house on our own wasn't something we felt like we wanted to do,” Kevin explains. “We knew from the beginning that we were going to rent. It really was the only way we felt like we could have a house at this level.”

So when Tina and Kevin found a private community of red-and-white Spanish-style houses, they jumped on the opportunity and purchased their dream vacation home. But to keep their rental ready for family getaways—and to comply with their community’s guidelines—they needed a trustworthy partner.

“I think doing it as the owner of the property yourself would be horrendous unless you lived here,” Kevin says. “Having a partner is essential.”

To play it safe, Tina and Kevin stuck with the management company the previous owner had hired to care for the property. Eventually, Vacasa took over management of that company’s homes. Although the couple wasn’t sure what to expect, they were blown away by the difference Vacasa made to their bottom line.

“Our rental income went from about $80,000 to $107,000 the next year, to $130,000,” Kevin says. “I think Vacasa’s marketing reach and approach has a lot to do with that.”

Kevin sees a direct connection between their growing earnings and Vacasa’s leadership in the vacation rental industry.

“There are companies who have been operating around here for decades that have good structure. But Vacasa is able to do things that they can't on the same scale,” Kevin explains.

“Vacasa’s web presence is massive. Its website is a destination website, and when people might search VRBO, they're probably going to see Vacasa's site, too,” he continues. “If you Google the name of our house, the odds are that Vacasa's site's going to be first. I don't know that you'll find that with many of the other companies.”

Vacasa’s commitment to showcasing their home and maximizing rental potential has helped them win in challenging moments, too.

“We were limiting our minimum stay to a week, but we backed off from that a bit coming out of the pandemic and a recent renovation. I just wanted to get some nights booked and get some reviews and testimonials,” Kevin tells us. “The first two rentals came in with five star reviews.”

“Now, renting pays the taxes, the insurance, and covers the maintenance,” Kevin continues. “Having Vacasa to manage it—although I'm pretty active in keeping track of it and doing things—is wonderful.”

Incomparable care

So far, Tina and Kevin’s partnership with Vacasa has paid off financially. But what about caring for their home—and their community?

“I think the markets that Vacasa serves are very different, which makes local management extremely important. The rentals here in Northwest Florida are way different than Orlando, different than the Jersey shore,” Kevin says.

Their local property manager, Autumn, is a huge part of why renting with Vacasa in 30A works.

“When I have information pertinent to the house, I let Autumn know, and vice versa. She asks me things: For example, I got a notice from the power company last week that there was an outage that might be affecting the house and I sent it to her. We work closely together,” Kevin says.

“You just have to have somebody that cares, and I think the folks in the local Vacasa office do—and they've got the resources and infrastructure to do their work well,” says Kevin.

Kevin recognizes that the challenges of renting a luxury home in an expensive neighborhood do not end with making sure your guests enjoy their stay.

“Vacasa has true infrastructure here to deal with the challenges of renting—I can drive a mile and a half from here and there's a facility for housekeeping and maintenance right in our neighborhood. If we've got a piece of furniture that's broken, they'll come pick it up and get it out of here,” he says.

“The people who work here typically have to come from a distance,” Kevin explains. “Vacasa has been able to deal with the challenges in our labor market. Some of these other groups are having to bring resources from out of the area—I can't see how they could be providing the kind of service that Vacasa does.”

Having a responsive team helps keep Tina and Kevin’s neighbors happy (and give the couple peace-of-mind while they’re away).

“Autumn and our team have always been very attentive to anything that we feel like we need to have here,” Tina says. “When we have something that needs to be repaired, they're typically here within an hour or so.”

“I’m a real believer in local management,” Kevin says. “Without good local management, I don’t think you can do it. If you don’t know the beach, then you probably can’t make it work. And Vacasa makes it work for us.”

“Vacasa keeps the peace with the neighborhood,” Kevin adds. “I've had the neighbor across the street send me a message, ‘There's a problem with your trash.’ I'll forward that to my local team, and they'll have sent a truck here to quickly take care of it.”
